What I mean by that is, in the past, if inspection contingency is removed, Buyer and Seller just have to wait for mortgage to be approved and funded to have an escrow close. In the present, there is another wrinkle. we all have to wait for appraisal done by appraiser hired by lender. If the appraisal is low, another round of purchase price negotiation begins. Therefore, for successful real estate transaction, buyer and seller should understand that appraisal may come back lower than the purchase price agreed on and plan in advance how to handle it.
